Before you grab the phone and call a real estate agent/broker, you need to know what you need to know, namely the exact types of small office shop. How large of an office space for lease do you need? How large of a shop space for rent do you need? They come in all sizes and shapes, so be specific in this because you are charged the monthly lease payment based on the size of the unit. In other words, if all you need is 1200 square feet, don’t bother looking at units which are 2000 square feet. That extra 800 feet will bleed dollars and cents over the span of a year.
What else do you need? Rest room? Storage room? Large parking lot? Walk-in traffic? Good drive-by traffic? Bay doors? Loading dock? And what about the zoning? Finding the “perfect” shop space in an area where your business type is not allowed due to zoning will be an exercise in futility.
So sit down, make a list, check it twice, and then become aware of the options you have.
