So far we haven’t mentioned price at all, for the simple reason that it is an almost impossible question to answer. A warehouse lease space in San Francisco is going to cost more than a warehouse lease space in Ketchum, Idaho. Similarly, a cheap warehouse in the central Fort Worth area will cost more thana “cheap warehouse” up north in the Alliance Area, or down south in the Alvarado area.
But still, people want to know dollars and cents. We would say that a small warehouse, let’s say under 1000 square feet in size, will cost you $1000-$2000 per month. That figure may not sound cheap to you, but in the current economy, with rising real estate costs, that is a relatively low rental price. Again, we caution you, these are rough figures we toss out, just to give you a starting point for your research. We urge you to do your own research for your area.
Saving money at the cost of what?
This is the area of discussion you really need to pay attention to. Why is the rental cost cheap? Is it a poor location with terrible access to major roads? Is there a lack of parking lot space, or a lack of space for trucks to maneuver to the loading docks? Are the buildings in disrepair? Are the zoning regulations too stringent/strict? Is it an unsafe area with high crime rates?

And then we have the secondary costs which are often overlooked. What will it cost to have Wi-Fi installed? How high are the utility costs in an area? Are there surcharges written into the lease which you are not aware of? What will it cost to furnish the office? What will the signage cost? What is the length of the lease, and how much will it increase once the lease period has ended?
You see, this is a bit more complicated than simply doing a Google search for a cheap warehouse.
Our suggestion: find yourself a real estate broker who is local, someone who know, intimately, the area you desire. The hire yourself a good real estate lawyer to look over that lease agreement. Yes, the lawyer will cost you money up front, but they will also save you serious money down the road, and those savings will be worth it.
